Life around Loxahatchee River

The Loxahatchee River offers river views at home, upstream nature outings and Jupiter and Tequesta’s social destinations around you. The stretch of water matters as much as the house.

Riverfront · The Loxahatchee’s regional system connects with the Intracoastal and Jupiter Inlet, but an individual property’s frontage and navigable route require confirmation. Start with how you picture paddling, boating, watching the shoreline or gathering outdoors. Those priorities lead to different properties. This report spans Jupiter and Tequesta records; protected natural areas and individual residential shorelines have distinct characteristics.

01

River character

Understand the landscape you are choosing

The South Florida Water Management District identifies the Northwest Fork as a federally designated Wild and Scenic River, with cypress-lined waters running through natural areas toward Jonathan Dickinson State Park. Explore a candidate home’s shoreline separately from an upper-river excursion.

02

Outdoor recreation

Spend a day at Riverbend

Riverbend Park offers hiking, bicycling and paddling trails, shaded picnic settings and local history. It adds an inland nature outing to waterfront life. Consider where you would launch and plan equipment arrangements around the county’s current information.

03

State park exploration

Enjoy more than a day on a boat

Jonathan Dickinson State Park provides hiking and biking trails, river paddling and environmental education. At this guide’s review, its concessions, equipment rentals and boat tours are unavailable. Confirm current services before taking guests or expecting an organized river excursion.

04

Family learning

Get to know the river together

The River Center, a Loxahatchee River District program in Burt Reynolds Park, explains the watershed through aquatic exhibits and education. It offers an outing for residents and visiting family. Its touch tank is currently under maintenance; check available programs.

05

Community routine

Explore the Tequesta side of daily life

Tequesta’s Recreation Center provides another place to explore programs and community gatherings. Registration is required, and residency affects arrangements. A Tequesta mailing label or utility service alone does not establish village residency; confirm the home’s municipality.

06

Dining and coastal outings

Pair river living with time in Jupiter

Jupiter’s Riverwalk identifies waterfront dining, shops and gathering destinations around its marina and inlet areas. These offer places to meet friends after time on the river. Arriving by boat depends on the home’s route, dock arrangements and conditions.

What to explore on your first visit

Explore the river when you value a water outlook and outdoor recreation. Assess the particular stretch, home and access before choosing market comparisons.

  • Which river stretch and shoreline conditions match the boating, paddling or viewing experience we want?
  • What dock rights, permits and verified route limitations apply to this property and our intended vessel?
  • Does the actual municipality and location fit our preferred recreation programs and everyday trips?

Properties by street and reporting group

Total residential inventory: 556. The same total supplies the 1% reporting threshold, including verified residential lots. Nonresidential, common-area and separately assessed ancillary parcels are excluded; each residential tax parcel counts once. Each classification separately accounts for all 556 parcels. Missing or conflicting tax labels remain unassigned. Tax labels can differ from MLS reporting labels; unavailable matches are not zero. Waterfront counts exclude condominium and co-op tax classifications; eligible townhouse and villa parcels share a tax housing group.

Source, scope and address matching

Prepared 2026-10-12 from the tax snapshots underlying the established property directories (source files modified 2026-09-05). These file dates do not establish a tax-roll year. This scope contains 526 developed residential parcels and 30 residential vacant lots. Commercial, common-area and agricultural classifications are excluded. Multiple parcels belonging to one owner count separately.

Waterfront Homes excludes tax-classified condominiums and cooperatives, consistent with the current community reports. Residential vacant lots remain included.

Capitalization, punctuation, common street abbreviations, unit labels and ZIP+4 suffixes are normalized. Recorded legal-unit aliases are used when they identify one parcel at a building; mailing to a different recorded unit remains off-property. Uncertain local street or unit variants and confidential or missing mailing details are withheld from the off-property rankings. A different mailing address elsewhere within the same community can still qualify.

Counties use the U.S. Census Geocoder. If a street cannot be matched, a county is estimated only when its 2020 Census ZIP area falls in a single county and agrees with the mailing state. A ZIP area is an approximation of postal delivery geography; ZIP-based counts are estimates. County boundaries use the 2020 vintage, including Connecticut’s historical counties. Connecticut tax assessments are maintained by towns.

Published figures contain aggregate counts only. A mailing destination can be a home, business, trustee, adviser or post-office box. Unresolved addresses may change the final rankings.

How to use this evidence

Tax-mail destinations may be personal or second residences, businesses, family offices, trusts, registered agents, attorneys or accountants. These records describe existing ownership as of the source snapshot; they do not establish primary residence, where wealth is held, buyer origin, decision-making authority or purchase intent. Long-held properties and recent purchases both appear in this ownership snapshot.

IRS migration data measures year-to-year tax-filing address changes for a different population and period. It is complementary context, not a count of incoming homebuyers. Neither dataset identifies a qualified buyer or proves future demand.

Build an outreach plan around the property

Combine the ownership mailing footprint with relevant sales, pricing and the home’s specific appeal when considering listing distribution.

Before you choose a waterfront home

Connect the waterfront routine you want with the particular home, shoreline and ownership arrangements. A broad market label or attractive water view cannot answer these property-specific questions.

Match the water to your boat

Trace the actual route from the proposed dock to your destinations. Confirm current depth, tides, bridge clearances and opening arrangements for your vessel’s draft, beam and height. Check turning space and exposure at the dock. Compare current charts and navigation notices with a qualified local operator; a regional market report does not certify navigability.

NOAA Coast Pilot and navigation information

Inspect the dock and shoreline

Request the survey, recorded access documents, permits and maintenance history for the dock, lift and seawall. Obtain appropriate condition assessments and repair estimates. Verify approved use, dimensions, maintenance responsibility and any applicable submerged-land authorization with the relevant authorities and your advisers.

Understand exposure and upkeep

Review the property’s flood mapping, elevation information, drainage, wind protection and insurance quotes. Ask about past water intrusion and the expected care of waterfront structures, exterior finishes and equipment. The shoreline position, home construction and recorded history matter more than an area-wide description.

Confirm the rights and daily fit

Check which waterfront, beach, dock, parking and shared spaces belong to the home or have documented access rights. Review applicable association obligations and guest arrangements. Visit at different times to assess privacy, traffic on the water, outdoor comfort and the household’s land-based routine. For a beachfront property, ask where the Coastal Construction Control Line lies and which approvals apply to intended changes.

How to read the Waterfront figures

Condos and co-ops are excluded; other residential MLS property types remain eligible. Medians and sales-based comparisons use a minimum computed from 1% of the total residential inventory for the measured area and property type, rounded to the nearest whole transaction (minimum 1) in refreshed analyses. Earlier editions retain their recorded minimum until updated. Residential lots are included in that total. Both historical endpoints must qualify. MLS Months of supply uses the same threshold for trailing-year closings. Counts remain visible; one-sale results are labeled “single transaction.” This is a display rule, not a claim of statistical reliability. Explicitly provisional parent measures may use two documented source scenarios only when both yield the same rounded minimum; the population, inventory-based percentages and unverified subgroups remain unavailable. Other unknown residential totals, missing observations and zero comparison baselines remain unavailable.

MLS months of supply = Active listings ÷ (trailing-year sales ÷ 12). Each n is the usable count for that metric. A missing figure is not zero. Read the collection rules and metric definitions.

Detailed calculation and source notes

Closed-sales period: 2025-10-21 through 2026-10-20, inclusive, in America/New_York. Report edition: 2026-10-20. All current MLS calculations use one reporting cutoff: the newest verified MLS source file across the site. An unchanged older export can mean no new activity; its original modification time is retained internally and does not shorten the reporting period. These MLS figures do not establish every off-MLS sale or late-reported event.

All Waterfront figures exclude MLS subtypes Condominium and Stock Cooperative. Townhouses, villas and other residential subtypes remain eligible. The same exclusions apply to sales, Active inventory, annual history, monthly figures and composition tables. Their boundaries are not independently certified; recorded city labels and housing mixes vary. No combined total, league-table rank or county-wide market estimate is calculated. A city is the recorded MLS label, not a surveyed municipal boundary. “Wide water” is a source-group name, not a measured width. Ocean access alone does not establish direct frontage.

Closed sales
Distinct recorded closed events assigned by CloseDate. Duplicate listing keys use the latest recorded modification. Repeated parcel, close-date and price combinations count once; listing key substitutes when parcel is missing. Missing price does not erase an otherwise dated closing count.
Medians and sample counts
See the shared sample rule. A median with 1 usable sale equals that transaction’s value. Zero eligible observations display “No eligible sales”; an absent comparison is not 0%. Each supporting count belongs to that metric. Zero counts are real observations; a missing median is not zero.
Sold price and $/living SF
Positive finite closing prices; $/living SF is the median of each eligible sale's price divided by its positive living area, not a ratio of group totals.
Market time
Elapsed calendar days from OnMarketDate, or ListingContractDate if absent, to PurchaseContractDate. Valid intervals are 0–3,650 days. This is derived market time, not the MLS DOM field. Duplicate closing records with conflicting intervals are excluded from this metric, while the closing remains counted. Conflicting living areas likewise exclude only the $/living SF observation.
Months of supply
Active listing count ÷ (trailing-year closings ÷ 12), when the area’s 1% closed-sale display threshold qualifies. With no closings, there is no sales pace and supply is not calculated. Only Active status is included, excluding pending and active-under-contract. Active listings are listing IDs, not a deduplicated count of homes.
Historical change
2017 full-year to 2026 YTD through 2026-10-20, using annual median sold $/living SF and the area’s 1% usable-observation threshold at each endpoint. This spans ten labeled calendar years, not ten elapsed years. It measures different sold cohorts, not repeat-sales appreciation or an individual home's gain. Full-year and partial-year results are not seasonally aligned.
Monthly comparisons
The latest complete month is August 2026; the table also shows the preceding month and the same month last year. Counts and absolute count differences remain visible. Preserved monthly edition through 2026-09-30. Its original cohort dates, counts and display rules are retained: medians require 1 usable observation; changes require 1 at each endpoint. Fewer than 10 usable observations retain this edition’s small-sample label. Current figures elsewhere use the area’s 1% residential-property display rule. Changes require a positive baseline. Small samples describe the transactions observed and do not establish a broad market trend.
Geography, housing and water flags
Composition tables partition each trailing-year cohort and show Active listings separately. Waterfront features follow an exclusive hierarchy: Ocean Front, then Intracoastal, then River Front, then Canal Front, then other. A false or conflicting flag is not inferred to be waterfront. These features do not certify physical frontage, navigability or dock rights.

Source mapping and physical boundaries remain distinct: export membership has been checked against wf_region_name, but saved boundary polygons, a city-label crosswalk and parcel-level frontage verification were not in the source folders. Conflicting records and historical label anomalies are disclosed. Tax records provide residential parcel/property counts and recorded situs and classification fields; they do not establish occupied-home or dwelling-unit counts, turnover rates, waterfront status or a waterfront premium.

Sources and calculation details

Figures are derived from BeachesMLS records. Property types use MLS classifications. Tax files support the audit and do not determine the reported housing type or sales figures.

Inspect source files, coverage and revisions

Legacy export name: Loxahatchee River. Every MLS row matched that wf_region_name. Display wording reflects the observed source population; the established URL is retained.

Property-type exclusions: 1 trailing-year closing events and 2 Active listings removed; 44 closed events excluded across the full source history. MLS subtypes excluded: Condominium and Stock Cooperative. All headline, historical and monthly metrics use the retained cohort.

This report is built from BeachesMLS listing exports and property-tax records. MLS data supplies geography, property type, waterfront flags, listing status, dates, prices and living area; tax data supplies the residential parcel/property counts, situs fields and county classification groups used in the property-count tables and, where shown, availability context; it does not determine MLS sales, property type or waterfront classification. Source completeness and fingerprints are verified internally, but raw filenames, links, identifiers and fingerprints are not published.

Full-source geography and property-type inventory

These audit counts cover the original unfiltered file, including excluded condos/co-ops, across all statuses and years. They are not the population used in the reported metrics or unique home counts.

MLS city labels: Boynton Beach: 1; Jupiter: 661; Tequesta: 775.

MLS property types: Condominium: 80; Single Family Residence: 1357.

MLS waterfront flags: false: 39; true: 1398.

Observed closing dates: 2000-01-04 through 2026-09-09. Transaction dates do not establish source freshness.

Tax: 767 rows; 575 distinct populated parcel IDs. Rows include repeated building/land records and may include vacant/nonresidential uses; unique parcel counts are not certified home counts. Tax and MLS populations are not assumed equivalent. The collection summary generated 2026-10-20 reports 767 tax rows, matching the supplied tax file. Neither row count is reported as certified housing inventory.

Tax situs city labels (row counts): JUPITER: 380; TEQUESTA: 387.

Deduplication and revision record

1437 unique listing keys; 16 duplicate closing rows collapsed across the full history; 0 closed records without a usable closing date; 0 future-dated closings excluded.

Conflicting duplicate fields: WaterfrontFeatures: 10; days: 14; LivingArea: 1; WaterfrontYN: 1. Affected geography/housing/water rows are labeled conflicting; conflicting market-time and living-area observations are withheld.

In the current reporting period, 1 condominium/co-op closing event(s) are excluded, leaving 17 eligible closings. This explicit filter does not establish the selection logic of earlier reports.
