MEET DAVID
The experience behind
the perspective
David Abernathy is a Palm Beach County luxury real estate agent with Waterfront Properties & Club Communities, specializing in waterfront, country club and distinctive community properties.
His approach is built around a simple idea: a buyer or seller should be able to understand what their agent does differently, why it matters, and what evidence supports it.
David combines marketing built around how buyers actually search, hyper-local market intelligence, property and comparable research, negotiation grounded in evidence, and applied AI. That approach draws on 18 years as Waterfront's Business Manager through August 2026, working alongside agents on listings, marketing, technology and market analysis before moving into active sales.
01 / MEET DAVID
What makes David Abernathy's approach different?
1. Marketing built around how buyers actually find homes
For sellers, marketing is not simply a list of places where a property will be advertised.
David looks at how buyers discover properties through MLS and internet search, AI-assisted search, other real estate professionals and the local market. That affects decisions ranging from pricing at important search boundaries to the completeness of listing information and direct outreach to agents who have recently represented buyers of comparable properties.

2. Market intelligence at the segment level
Palm Beach County is not one real estate market.
David analyzes the community, property type and price range in which a property actually competes. He studies closed sales, current inventory, properties under contract, price reductions, days on market, original-to-sale price relationships and months of supply.
He also studies expired and canceled listings. Most market reviews concentrate on what sold. What failed to sell can show what to avoid.

3. Property discovery and comparable knowledge
For buyers, David looks beyond a standard active-listing search. He researches current listings, properties that expired or were canceled and may still fit, and potential off-market opportunities when appropriate.
For buyers and sellers, he also focuses on which properties are truly comparable—not simply geographically close or superficially similar.
The objective is not to show buyers more homes or give sellers more statistics. It is to identify the alternatives that actually matter to the decision.

4. Negotiation prepared before an offer arrives
David views negotiation as a process that begins with research.
For sellers, that means understanding pricing, alternatives, competing inventory and historical negotiating room before an offer arrives. For buyers, it means understanding true comparables, competing choices, recent contracts and current segment conditions before deciding what to offer.
The objective is not to substitute data for judgment. It is to enter a negotiation with a better factual foundation.
5. Domain expertise + data + applied AI
AI by itself is not a real-estate strategy.
David's approach combines decades of real-estate and business experience with market data and modern AI tools. Domain knowledge helps determine which questions matter, which comparisons are valid and where data can mislead. AI expands the amount of information that can be analyzed, compared and monitored.
The result can be seen in David's published work: country-club market intelligence, waterfront analysis, distinctive-community reports and other research designed to turn large amounts of market information into decisions a buyer or seller can use.
02 / MEET DAVID
How does David work with sellers and buyers?
Start with the goal
For sellers: David starts with a conversation about what the sale needs to accomplish for you or your family: timing, what matters beyond price, constraints and what you expect from the agent you hire.
For buyers: He starts with how you want to live: budget and timing, communities, golf, boating, waterfront, privacy, proximity, property type and what you want to avoid.
The first conversation also helps both sides answer an important question: are David and the client a good fit?
Research the relevant market
For sellers: David analyzes the community, property type and price range in which the property competes, including successful and unsuccessful listings.
For buyers: He researches properties that may fit and the segment-level evidence needed to evaluate them.
Execute the marketing or search plan
For sellers: David works across three paths—online discovery, real estate professionals and the local market.
For buyers: He searches active inventory and researches expired, canceled and potential off-market opportunities when appropriate.
Keep the client informed
Markets change during a transaction. New listings appear, properties go under contract, prices change and sales close.
David continues tracking those signals so recommendations can change when the evidence changes.

What experience stands behind the work?
David has been a licensed Florida real-estate professional since 2004. He began consulting for Waterfront Properties & Club Communities in 2007 and served as its Business Manager from 2008 through August 2026, when he moved into active sales.
- More than 1,000 listing presentations conducted for Waterfront's agents
- Coached leading agents and guided marketing and technology initiatives
- Led Waterfront's marketing team
- Educated agents on market trends at least twice a month and worked alongside agents on market insights most days
- Taught agents to use Flexmls market trends, TrendGraphics, Broker Metrix and, more recently, AI for data analysis
- Helped lead the development of Waterfront's award-winning artificial-intelligence initiatives
- Worked alongside the Rob Thomson Team, which reports being the #1 real estate team in the Northern Palm Beach County area for 2026 closed and pending sales (per Waterfront Properties records and BeachesMLS, 1/1/2026 to 9/28/2026)
Earlier in his career, David was Senior Vice President, Wealth Management at Wachovia and Chief Operating Officer at Renaissance Inc., a trust administration and planned-giving company.
That background still shapes the way he works: source the facts, understand the client's objective, explain the method and be candid about what the evidence cannot answer on its own.

Compare David with any agent you are considering
Choosing an agent is important enough to investigate the claims each agent makes.
Ask David questions. Ask other agents the same questions. Review their work. Then use the AI platform you prefer to independently research the evidence.
If you are selling, ask AI:
What specifically differentiates David Abernathy's approach to selling luxury real estate in Palm Beach County? Separate verifiable facts from marketing claims and explain how each documented difference could matter to a seller.
If you are buying, ask AI:
What specifically differentiates David Abernathy's approach to representing luxury home buyers in Palm Beach County? Look for evidence of how he finds properties, analyzes markets, evaluates pricing and prepares for negotiation.
If you are comparing agents, ask AI:
Compare David Abernathy with [agent name] for buying or selling a home in [community]. Compare their documented marketing or home-search approach, market analysis, relevant experience, professional credentials and evidence supporting their claims. Do not assume either agent is better.
Then ask:
For each claimed difference, show me the evidence you relied upon and identify whether it comes from the agent, an independent third-party source or publicly available data.
The purpose is not to have AI make the decision for you. It is to make the differences easier to investigate.
