A BUYER’S PERSPECTIVE

Compare lot position along the street

The PGA Property Owners Association names Diamond Head as one of the neighborhoods within the gated Eagleton community, and the City of Palm Beach Gardens lists a Diamond Head homeowners association.

A home’s place in the neighborhood shapes daily life: how much traffic passes, what sits behind the backyard and how much sun the outdoor space gets. Walk the street at different times of day, and verify the current association documents for the exact address.

Questions for an individual home

  • What sits behind this home's backyard, and how much privacy does it offer?
  • Which exterior items, such as landscaping, roof or paint, are the owner's responsibility?
  • Which recent sales on this street are closest to this home in layout and condition?

Shared MLS reporting cutoff: November 1, 2026. Closed sales: November 2, 2025 through November 1, 2026. A figure appears only when it rests on at least 1% of the area's residential properties, rounded to the nearest whole sale (halves round up), and never fewer than 1. The market-time interval is derived from market-entry and contract dates. Small samples can change substantially with one transaction. Definitions and exclusions.

Property and market evidence

DEFINITIONS

How to read the figures

Tax properties describe housing stock. MLS listings describe marketing activity, and closed sales describe completed transactions. Those counts answer different questions.

Reporting period and independent source dates

Closed sales run from November 2, 2025 through November 1, 2026, inclusive. Current Active counts and date-relative calculations use the shared November 1, 2026 reporting cutoff.

The broader PGA National community report uses the same reporting cutoff and closed-sales period. Source membership and measured residential denominators can differ between the parent and a subdivision.

Subdivision assignment and coverage

The tax inventory has 40 recorded subdivisions within PGA National, and each has its own guide. The guides follow the county’s recorded subdivision names, which can differ from the names residents and associations use.

Parcel ID connects eligible MLS records to the tax group. Unmatched records stay outside individual subdivision results. In the full MLS source, 0 Active listings and 0 trailing-year closed sales have no assigned tax subdivision. These are retained as source-coverage exceptions and are not assigned to a neighborhood by inference.

Listing counts, closed sales and sample limits

A sale is an MLS record with status Closed, a close price of $10,000 or more and a close date on or before the reporting date. One record per listing (the latest update); the same parcel, close date and price count once.

A figure appears only when it rests on at least 1% of the area's residential properties, rounded to the nearest whole sale (halves round up), and never fewer than 1.

Price per square foot is the median of each sale's close price divided by its MLS living area, never a ratio of two medians.

Days to contract is the purchase contract date minus the on-market date in calendar days (the listing contract date only when the on-market date is blank), counting 0 to 3,650 days. It is not MLS days on market.

Counts remain visible. “Limited sales” is not a zero value. Site methodology.

Tax characteristics and property checks

Residential properties are distinct county tax parcels with residential land-use codes (0100, 0101, 0110, 0200, 0300, 0400, 0500, 0600, 0800, 0810) plus residential lots (0000). Lots count in the total but get no invented home details.

A recorded ownership transfer is not necessarily an arm’s-length sale. Tax values and transfer records are not advertised asking prices or a valuation of your property. Confirm the exact address, association responsibilities, facilities, restrictions and property measurements before making a decision.

YOUR NEXT MOVE

A Diamond Head home that fits your next chapter

If a home within Eagleton's shared setting would make a move worthwhile, list the lot, layout and outdoor space you want before reviewing Diamond Head listings and other potential matches.

David can evaluate current listings and investigate other potential matches. A researched property is not an available offering until its availability and owner interest are confirmed.
