Intracoastal tower living in West Palm Beach
Life at The Bristol
The Bristol is a 25-story condominium tower with close to 70 floor-through residences on the Intracoastal Waterway, beside the Royal Park Bridge on South Flagler Drive. Its appeal starts with wide water views toward Palm Beach, private elevator arrivals and an easy reach to downtown West Palm Beach and the island.
I would introduce The Bristol to a buyer who wants the space of a home with the ease of a full-service building on the water. I like to see two or three residences with you on different floors, because the outlook, light and plan can change a good deal from one level to the next, and then walk Flagler Drive together to get a feel for the neighborhood.
- Location
- 1100 S. Flagler Drive, West Palm Beach
- Setting
- A 25-story tower on the Intracoastal Waterway beside the Royal Park Bridge, across the water from Palm Beach.
- Homes to consider
- Compare the floor, the east and south outlook toward the Intracoastal and Palm Beach, the plan size, the private elevator entry and the garage and storage that belong to the residence.
- Amenities and access
- The Bristol sits on the Intracoastal rather than on the ocean; confirm residence facilities, guest arrangements, parking rights and any rules about boats or visitors with the association.
The setting
What does daily life on the Intracoastal look like here?
The tower stands on the Intracoastal Waterway next to the Royal Park Bridge, and its architect describes main living areas and primary suites set on the east side, facing the water and Palm Beach. The curved glass facade and deep balconies were designed to suggest a yacht and its wake. On a visit, spend time on the terrace of the residence you are considering at different times of day and notice the light, the boat traffic and the view toward the island.

Walking
Could your daily walk follow the water?
Flagler Drive runs along the Intracoastal for several miles, with a wide sidewalk or multi-use path for most of the way and water views across to Palm Beach. From The Bristol, a walk north leads toward Clematis Street and downtown, and the Royal Park Bridge nearby carries you onto the island. Try the route at the time of day you would usually go, and notice the shade, the breeze and how easily you return home.

The residences
How would a floor-through residence fit your household?
The developer and architect describe residences of about 3,575 square feet up to a full-floor penthouse of about 14,500 square feet, each running from one side of the building to the other with private elevator service. Below-grade private garages hold two or three cars. When you tour, look at bedroom separation, space for guests and work, kitchen storage and the walk from your parking to your door, and ask which garage and storage spaces convey with the residence.

Wellness and gathering
Where would you exercise, relax and entertain?
The building’s shared spaces include a two-story lobby that opens to a landscaped waterfront terrace, a main salon with a card room, a private beauty suite and a business center. A second-floor fitness center with separate men’s and women’s spas connects to a south-facing pool and sun deck. Tour the current facilities, ask about hours and guest arrangements, and picture how they would fit into your week.

Beyond the building
Where would art, culture and evenings out take you?
The Norton Museum of Art on South Dixie Highway sits close by, with galleries and a subtropical sculpture garden. Across the Royal Park Bridge, the Four Arts Sculpture Garden on Four Arts Plaza offers sculptures, fountains and quiet paths, and a walk north on Flagler Drive brings you to the restaurants and shops of Clematis Street. Try each outing on a typical day to see how it fits your routine.

What to explore on your first visit
I find The Bristol suits buyers who want generous, single-level living with full-service ease and the Intracoastal at the door. On a first visit, I would compare two or three residences on different floors, spend a few minutes in the shared spaces and walk a stretch of Flagler Drive toward downtown.

- Which garage, storage and guest arrangements belong to this residence, and what do the association’s current rules say about pets and leasing?
- Which building services and shared spaces matter most to your household, and how are they offered today?
