How to read this explorer

This explorer maps 9,867 residential tax parcels above $3 million across seven towns. It is not a complete Suffolk County inventory. East Hampton, Huntington and Islip are omitted pending usable market values. Twenty-two additional candidate records lack boundary matches and are omitted.

There are 5,326 mapped parcels above $5 million and 2,055 above $10 million. These thresholds overlap. Tax parcels are not independently reconciled to physical homes.

Uses 2025 assessment values. Southampton and Babylon market values are calculated from total assessments using the uniform assessment percentages documented in their official 2025 rolls: 63% and 0.59%, respectively. Other included towns use full market values reported in the state extract. Property details identify the value basis. These are assessment estimates, not sale or listing prices.

Includes One Family Year-Round Residence records (class 210), without excluding condos in that class. Separately coded Condominium records (class 412) were also checked; none qualified above $3 million in the seven-town working set. Other multifamily, estate, rural and seasonal classifications are outside the current map scope.

Parcel boundaries and acreage come from the current county GIS layer; a uniform 2025 boundary vintage has not been established. Acreage is the GIS-reported value, not a survey. Frontage and depth are shown as reported; units have not been independently verified.
