A personal welcome
There are plenty of real estate websites where you can browse beautiful properties and search for your dream home. This one is about something different.
For 18 years, I worked behind the scenes at Waterfront Properties, helping agents explain the market to their sellers and buyers. Now I’ve created a resource to help you more directly. Here you can see what’s actually happening in Palm Beach County’s luxury market, one community at a time, from the country clubs to the waterfront: what’s selling, what buyers are paying, how long homes take to sell, and how much competition sellers face.
Whether you’re thinking about selling, considering a purchase, or simply curious about your own community, welcome. I invite you to reach out whenever I can help.

How much competition would I face?
Markets without a reportable value stay listed at the end. Ranks compare markets in the same collection.
Choose a statistic with annual history, such as median sold price.
| Year | Value | Based on |
|---|
Hollow points mark a single sale; gaps are years with limited sales. The current year is partial. A market trend is not an individual property's appreciation.

When several communities are combined, each sale is counted once from the underlying records; the figures are not averages of the community figures. A median, average or share appears only when it rests on enough sales: 1% of the residential properties in that market. Read the full methodology.

A more informed perspective
Move from a collection to a community, then into the subdivisions and streets that make it distinct.

A renovation, a golf membership or a boat’s route to the inlet can change the decision. A median cannot answer everything.
A few questions worth asking
Start with similar property types, locations and features. Then compare completed sales, competing listings and time to contract. The country-club comparison includes all residential property types, so look closer at the mix of homes in each community. Ask the club directly about membership eligibility, availability, fees and whether purchasing a home requires membership. A property purchase does not by itself establish membership.
Oceanfront, Intracoastal, river and canal settings offer different experiences. Boat draft, bridge clearance, water depth, dock permission and the route to an inlet require property-specific verification. Compare similar waterfront settings before treating a market median as a price benchmark.
No. Months of supply is the number of active listings divided by the average monthly pace of trailing closed sales. It describes supply relative to recent activity. It does not determine a particular home’s value or predict its selling time.
No. The market reports compare annual median sold price per living square foot. Different homes sell in different years, and a partial current year is not a complete-year comparison. It is market context, not a repeat-sales index or an individual valuation.
